How much should professional mattress sanitation cost?

By Matthew Brunken · Updated October 3, 2026 · 6 min read · Editorial standards

Short answer

Angi's national guide gives a $130 average, with basic cleaning at $80 to $130 and deep cleaning at $130 to $200. Our first mattress is $249, any size, or $199 under the limited-time Fall 2026 offer. What a price should cover matters more than the number: inspection, method, seams, urine treatment and drying guidance.

Key terms used on this page

First-mattress price:
Sleep Sanitation's flat price for the first mattress in a visit, any size from twin to California king: $249. Ordinary urine accident treatment, pet odor treatment and normal stain treatment are included.
Fall 2026 offer:
Our limited-time Fall 2026 price of $199 for the first mattress (regular $249). It's a published promotion, and the pricing page has the current terms.
Seven-day rebook:
Under our Fall 2026 offer, another cleaning scheduled within 7 days of your service is also $199. The pricing page has the exact terms.
Custom surcharge:
The extra charge for severe or biohazard contamination, quoted before any work starts. Ordinary urine accidents and pet odor are in the standard price.
Cost-guide average:
A national price figure from a consumer cost guide. Angi's guide, updated 3 Aug 2026, gives a $130 average for professional mattress cleaning. It isn't a local quote, and it doesn't describe any one company.

There's no single right price, but there is a right way to judge one. For a national reference point, Angi's cost guide gives a $130 average for professional mattress cleaning, with basic cleaning at $80 to $130 and deep cleaning at $130 to $200. Our own price is published: $249 for the first mattress, any size, or $199 under our limited-time Fall 2026 offer. What a price should be depends on what it buys. Ask what's included: a materials inspection, the method, attention to seams and edges, urine and odor treatment, drying guidance, and how surcharges work. A lower price for less work isn't cheaper; it's a different job.

A national reference point

Angi's cost guide, updated 3 August 2026, says: "Professional mattress cleaning costs $130 on average. Prices can range from $20 for one small mattress to $225 for several large mattresses." It splits the work into tiers: basic cleaning at $80 to $130 on average and deep cleaning at $130 to $200. By size, its table for regular cleaning runs from $20 for a crib to $120 for a king.

Read those figures for what they are. They're Angi's national numbers, and Angi's page doesn't break them down by city or by method in a way we could check. They aren't quotes, and they don't describe what any particular company charges. We cite them because a reader asking "what should this cost?" deserves a reference point from outside our own business.

Angi also lists factors behind its figures. It says that "Mattress size is the biggest factor when estimating mattress cleaning costs," and that "A mattress with tough, ground-in stains will cost more to clean than a new mattress that's only affected by dust buildup." It lists add-ons such as antimicrobial treatment and mattress removal at extra cost.

What's included in ours

Four cards of what Sleep Sanitation's price includes: inspection, seams, ordinary urine and drying guidance
Included in the price. Diagram: Sleep Sanitation (original, illustrative).

Our price includes the professional inspection, in which we identify the mattress materials and choose the steam setting and pass speed. It includes clean-entry setup, dry-vapor sanitation, and dry-vapor steaming of the seams, tufts, ridges and edges where dust and shed skin flakes collect. It includes drying guidance before we leave. And it includes normal stain treatment, pet odor treatment and ordinary urine accident treatment, with enzyme treatment for urine and organic odor and organic cleaning methods by default. Those last items are worth asking about in any quote.

Working out a total

Because the prices are published, you can work out a total yourself. At regular prices, a queen plus a child's twin comes to $249 plus $149, or $398, before any underside add-on. Two adult mattresses come to $249 plus $199, or $448. If you want the underside treated as well, add $50 to $75 per mattress, depending on the mattress. Under the Fall 2026 offer, the first mattress drops to $199; the pricing page's estimate builder shows how the offer combines with additional beds. The only number we can't give you ahead of time is a severe or biohazard surcharge, because it depends on what we find, and we quote it before starting.

Paying for what you don't need

The flip side of judging value is not overbuying. If your bed is clean, lightly used and covered by a protector, it may not need a visit at all; see is mattress sanitation worth it with a protector?. If only one bed in the house has a problem, treat that one. The underside add-on matters when there's a reason to treat the underside, such as a spill that went through, not as a default.

Judging any price

A useful way to think about price is cost per unit of work. Two prices for "mattress cleaning" can cover very different visits. Ask:

What method? Hub 1's methods explainer covers the options, and our article on how professional cleaning methods differ compares them.

Is there an inspection? A materials inspection takes time, and it's what lets a cleaner adjust heat and moisture to the bed.

What's covered? The sleep surface only, or seams and edges too? The underside?

Is urine or odor treatment included? Or added on? What counts as severe or biohazard contamination, who decides, and is the surcharge quoted before any work starts?

What would change the total? A fair quote tells you before the work, not after.

The Carpet and Rug Institute's residential guide suggests asking a carpet cleaner "How is your pricing structured?" and "How much will it cost?" The same questions work for mattresses.

Why a higher price can be the better value

Price is only half of value. If a cheaper visit doesn't reach the problem, you may pay twice. If a method puts too much water into foam, the cost can show up later. Casper's guidance says its foam core "will soak up water and detergent," and EPA's mold guide explains why moisture left in porous materials matters. If a quote doesn't include urine treatment and your bed needs it, the real price is higher than the headline. We'd rather you compare total work than headline numbers. Our article on why prices range from $80 to $300 goes through the drivers.

When the price isn't the issue

Sometimes the right answer costs nothing, because cleaning isn't the fix. A sagging bed needs replacing. Bed bugs need pest control. A bed whose care label rules out steam needs a call to its maker; Hub 2's compatibility guide quotes the brands we checked. See problems professional cleaning can't fix.

Our approach

This section is our view. One price for any size keeps things simple, and an included inspection means the price doesn't change with the bed's materials. That inspection decides steam temperature and pass speed. Organic cleaning methods are our default, and enzyme treatment for urine and organic odor is part of the standard visit rather than an extra line on the bill. Our Italian-made Vapor Clean machines, the Magnum XP with its built-in vac, the ProV 350 and the Pro6 Duo, do the work. In our view and experience we can treat any mattress or topper, and if a material reacts we adjust or stop; that's our own method and reasoning, not a manufacturer exemption, and your care label and warranty govern. Check your warranty terms before you compare quotes or book. "Sanitize" means what Hub 2's CDC terms entry describes, a cleaning term, with no disinfection or health claim.

To lock in the Fall 2026 price, book online or call (402) 512-5658. Book another cleaning within 7 days of your service and it's also $199. The pricing page has an estimate builder for additional beds and the underside add-on.

What we don't know

  • How Angi's national averages compare with prices in Omaha or Lincoln. We cite them as Angi's figures.
  • How Angi gathered its figures in detail. We didn't verify its method.
  • What any particular company charges. We don't describe other companies' prices.
  • Whether price tracks outcome. We found no study comparing prices with results.
