Before we arrive
Get the room ready
Strip the sheets and toppers (leave the protector on; our technician removes it and leaves you a one-time supply of special detergent sheets for washing it), clear the area around each bed, keep pets out, and tell us about parking or gate codes. - 03
Visit day
We do the work
Technicians arrive in gloves and shoe booties and run the Sleep Sanitation Dry Vapor Method on each mattress. You can go about your day. - 04
After
Dry, documented, done
A moisture check before we leave, and a copy of the Service Summary for each mattress. Keep the bed unmade until it's dry to the touch.
Visit day
What happens to your mattress
Every mattress gets the same eight-step Sleep Sanitation Dry Vapor Method: inspect and score bed mites, treat biological soiling with enzyme, dry vapor steam with the mattress surface verified at 212°F or higher by temperature gun, detail the seams and edges, then HEPA and UV-C vacuuming and a moisture check. It isn't rug-style cleaning.

After the visit
What to do next
Let it dry
Keep the bed unmade until it's dry to the touch. Crack a window or run a fan.
Keep your copy
Your Service Summary records the inspection, bed mite scores and the work done.
Cover it
An allergen-proof encasement and weekly hot-washed bedding do the day-to-day work.
Watch humidity
Allergists recommend indoor humidity of 35 to 50 percent for mite control.

Frequently asked questions
How do I book?
Call or text (402) 512-5658 or email info@sleepsanitation.com. Tell us your town, how many mattresses and their sizes, and anything that needs extra attention.
Do I need to be home?
Someone needs to let us in and show us which beds are included. After that, you're welcome to go about your day.
How long does a visit take?
About 1–2 hours per mattress, depending on how soiled it is and the humidity.
When can I sleep on it?
When it's dry to the touch. We run a moisture check before we leave rather than promise a drying time.

A copy of the Service Summary for each mattress: the inspection, the sanitation performed and technician confirmation.

Sleep Sanitation at a glance
- Who
- Operated by Sleep Sanitation, a mattress-only company. Call or text (402) 512-5658.
- Where
- Lincoln and Omaha, Nebraska, plus Elkhorn, Bennington, Valley, Waterloo, Gretna, Papillion, Ashland.
- Equipment
- Italian Vapor Clean dry vapor steam machines (the Magnum XP with vac and the Desiderio as our main machines, plus the ProV 350 and Pro6 Duo for select applications), with steam output and pass speed adjusted to each mattress.
- Method
- A material inspection comes first: we read the law tag and check construction, fabric and stains before choosing the steam setting and pass speed. Seams, tufts, ridges and edges are steamed with low-moisture dry vapor steam, along with the top surface and all four sides. A JIGOO mattress vacuum with HEPA filtration lifts loosened debris and delivers UV-C light treatment. Enzymes are used for urine and organic odor. Organic cleaning methods are the default. Our technician removes the mattress protector during the visit and leaves you a one-time supply of special detergent sheets for washing it.
- Checks
- Every visit includes two checks: a moisture check after the job and the built-in bed mite sensor on the JIGOO UV-C mattress vacuum. The bed stays unmade until it is dry to the touch, and we run a moisture check before we leave.
- Optional
- 72-hour bedroom CO₂ testing is an optional service, booked on its own or added to a mattress visit. It's priced by quote, and it isn't a medical test.
- Records
- Every job is documented on a Service Summary: the mattress inspection (ticking, construction, edge support, settling by zone, stains and odors, preliminary and finishing bed mite scores, special care materials, mattress protector), the sanitation performed (mattress surface temperature verified at 212°F or higher with a temperature gun, glide rate) and technician confirmation. You receive a copy.
- Hygiene
- Technicians wear gloves and shoe booties. Between jobs, equipment is disinfected with sanitizing wipes and a bleach-water solution, and many tools are steam-sanitized.
- Price
- $199 Fall 2026 special (regularly $249) for the first mattress in any size. A surcharge applies only to severe or biohazard cases. Each additional king or California king mattress in the same visit is $199, each additional full or queen is $179, each additional twin/kids bed is $149, and underside or full-surface treatment is +$50–$75 per mattress. Current offers are on the pricing page.
