Short answer
Mildew and mold are the same kind of organism; the EPA notes molds are also called fungi or mildew. A musty smell often signals growth before you see it. Light surface mildew and musty odor respond to low-moisture cleaning, HEPA vacuuming and UV-C plus a drier bedroom. Visible growth that has spread into the foam is a replacement call, which we'll tell you honestly at inspection.

"Mattress smells like mold" and "mattress smells like mildew" are both top autocomplete searches. Here's how to read the smell and what to do next.
Mold or mildew?
The EPA's mold course says molds are "also called fungi or mildew" and that the musty smell often associated with mold comes from microbial volatile organic compounds (EPA). In everyday use, "mildew" usually means light surface growth and "mold" means heavier or deeper growth. The smell is often the first sign.
Where it hides on a mattress
- The underside, especially on a solid platform, storage bed or the floor.
- Between a topper and the mattress, where sweat gets trapped (topper smells).
- Under a protector that doesn't breathe (moisture under a protector).
- Inside foam that was soaked by a spill, an accident or wet cleaning (mildew and mold from moisture).
What to check
Lift the mattress and look at the underside and the base. Note whether the smell is general (musty) or one spot. Check the room: the EPA advises indoor humidity below 60 percent, ideally 30 to 50 percent (EPA).
What we do
For musty odor and light surface mildew, we HEPA-vacuum all six sides, clean with low-moisture dry vapor steam, finish with UV-C and check moisture before we leave. We'll also point out what in the room is feeding it. If growth has gone deep into the foam, we'll tell you at inspection rather than sell you a cleaning that won't fix it (problems cleaning can't fix).
How we get the smell out
This section is our view. Every Sleep Sanitation visit starts with a nose-and-eyes inspection to find where the odor actually lives, then HEPA vacuuming, enzyme treatment on organic odor, low-moisture dry vapor steam from our Italian-made Vapor Clean machines, UV-C light treatment and a moisture check before we leave. That sequence goes after the source of the smell instead of covering it with fragrance. The first mattress is $199 Fall 2026 special (regularly $249), any size. We recommend cleaning every mattress twice a year so odor never gets a head start. Not sure what your bed needs? Take the 60-second mattress quiz, or schedule your cleaning.
