Short answer
Before you send any vendor into a client's home, ask ten things: insurance, screening, which mattresses they service, how they check surface temperature, how much moisture they use, how long a visit takes, what they do with the protector, what they document, how pricing works, and who handles transfers. Sleep Sanitation answers all ten in writing, and our answers are below.

Key terms used on this page
- Certificate of insurance (COI):
- A one-page document from an insurer showing that a business carries coverage. Sleep Sanitation sends its COI to agencies on request.
- National sex offender registry check:
- A search of public sex offender registry information across states, territories and tribes. The US Department of Justice's National Sex Offender Public Website brings that registry information together. Our hiring policy includes a national sex offender registry check.
- Surface temperature check:
- Our technician reads the mattress surface with a temperature gun right behind the steam head and confirms it is 212°F or higher. The check is recorded on the Service Summary.
Vendor checklist
Ask before the first visit
- Certificate of insurance on request
- Background checks, including a national sex offender registry check
- A clear list of mattresses they do and don't service
- Surface temperature verified, not assumed
- Low moisture in the foam
- A visit length you can plan around
- What happens to the protector
- A written record after every visit
- How agency pricing works
- Who handles transfers
Your clients let your staff into their homes because they trust your agency. A vendor you refer borrows that trust, so it is worth ten minutes of questions first.
The ten questions
- Can you send a certificate of insurance? Ask for it before the first visit, not after. See COI and background checks.
- How do you screen technicians? Ask what the hiring policy covers. Ours includes a national sex offender registry check.
- Which mattresses do you service, and which don't you? A clear "no" list is a good sign. We service vinyl and coated hospital-bed mattresses and regular home mattresses. We don't service powered air, low-air-loss or alternating-pressure mattresses. What we service.
- How do you know the surface got hot enough? "Steam" alone is not an answer. We verify the mattress surface at 212°F or higher with a temperature gun and write it down. How we check.
- How much water goes into the mattress? Low-moisture dry vapor steam keeps the foam from soaking. Compare methods in dry vapor steam vs wet extraction.
- How long will you be in the home? Plan for 1–2 hours per mattress so aides and families can schedule around it.
- What happens to the mattress protector? We remove it during the visit and leave a one-time supply of special detergent sheets for washing it. Why it comes off.
- What do we get afterward? Ask for a written record. Ours is the Service Summary.
- How does pricing work for agencies? Ask whether grouping visits changes the rate. Ours does: route-efficiency partnerships.
- Who moves the client? A mattress vendor shouldn't. We don't move people; an aide or family member handles transfers.
Two more to ask at booking
Ask whether the vendor checks for oxygen in use, breathing sensitivities or an enzyme allergy before the visit. We ask about all three when you book a visit. For a rented bed, check with the supplier first.
Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
