Short answer
On every visit our technician checks the mattress surface with a temperature gun as the dry vapor steam passes, and confirms it reads 212°F or higher. The glide rate is adjusted for the material until it does. The check is written on the Service Summary, so your agency has a record that it was done.

The 212°F check
- Dry vapor steam at a steady glide rate
- Temperature gun reading right behind the steam head
- 212°F or higher, or the technician slows down
- Recorded on the Service Summary
Lots of companies say they use steam. We measure what the mattress surface actually reaches.
How the check works
- The technician runs low-moisture dry vapor steam across the mattress at a steady glide rate.
- A temperature gun reads the surface right behind the steam head.
- The reading must be 212°F or higher. If it isn't, the technician slows down until it is.
- The check goes on the Service Summary.
Glide rate
Glide rate is how fast the steam head moves. Our Service Summary records it, generally 2–3 or 4–5 inches per second depending on the material and condition. Slower passes hold heat at the surface longer.
Where heat isn't used
If the manufacturer's instructions rule out steam or heat, we don't use it. On hospital-bed mattresses we keep steam away from zippers and electrical parts. See what we service.
Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
