Short answer
Every urine job starts with enzyme treatment, which breaks down the source of the odor, followed by low-moisture dry vapor steam with the surface verified at 212°F or higher. Ordinary accident treatment is included in the mattress price. Severe soiling carries a surcharge, and we tell you before any work starts.

Key terms used on this page
- Enzyme treatment:
- Cleaning that breaks down organic residue such as urine, vomit and milk, which holds stain and odor.
- Odor masking:
- Covering a smell with fragrance instead of removing its source. The Carpet and Rug Institute warns that some odor products may simply mask the odor, which can reappear in high humidity.
- Severe or biohazard contamination:
- Accidents beyond ordinary urine and pet odor, such as blood or other bodily fluids. Sleep Sanitation quotes these as a custom surcharge before work starts.
Every urine job
Enzyme first
- Stains and odor mapped on the inspection
- Enzyme treatment at the source
- Dry vapor steam at 212°F or higher, verified
- Moisture check before we leave
- Severe soiling quoted before any work starts
In residential care, urine is the most common reason a mattress needs attention. Our order of work is always the same: enzyme first.
How we treat urine
- Find it. Our technician maps stains and odor on the inspection.
- Enzyme treatment. Enzymes break down urine at the source. See enzyme treatment and dry vapor steam together.
- Dry vapor steam. Low-moisture steam with the surface verified at 212°F or higher with a temperature gun.
- Moisture check before we leave, and a Service Summary.
What it costs
Ordinary accident treatment is included in the mattress price. Severe soiling carries a surcharge, and we tell you before any work starts. See severe soiling and biohazard.
Between visits
A waterproof protector keeps most accidents out of the mattress. Our technician removes it during the visit and leaves a one-time supply of special detergent sheets for washing it. For more on incontinence and the mattress, see protect, clean, replace.
Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
