Short answer
Janitorial and environmental services contractors cover floors, bathrooms and surfaces. We cover the sleep surface: HEPA vacuuming with UV-C, enzyme on urine, and low-moisture dry vapor steam with the mattress surface verified at 212°F or higher, all recorded on a Service Summary. The two work side by side.

Key terms used on this page
- Dedicated mattress service:
- A visit planned only around mattresses: materials inspection, equipment chosen for mattress layers, and time per bed set by the job. It's the model we run; it differs from an add-on in what the visit is built around.
- Low-moisture cleaning:
- A carpet-industry label for methods such as encapsulation, bonnet and dry-compound cleaning that use less water than extraction. It is not the same thing as dry-vapor steam, which is a heat-delivery method rather than a detergent method.
- Per-room record:
- Filing each mattress's Service Summary under its room number, so every room has a dated history of mattress upkeep.

The sleep surface
- Dry vapor steam, 212°F verified

- A Service Summary for every mattress
Most facilities already have someone for floors, restrooms and common areas. The mattress is the one surface that usually falls between the lines.
Who covers what
- Your janitorial or environmental services contractor: floors, restrooms, common areas, high-touch surfaces, trash and linen handling, on a daily or weekly routine.
- Sleep Sanitation: the mattress itself, twice a year and at turnover, with equipment built for it.
What a mattress specialist brings
- Low-moisture dry vapor steam, so the foam doesn't soak. See dry vapor steam vs wet extraction.
- The mattress surface verified at 212°F or higher with a temperature gun.
- HEPA vacuuming with UV-C light and a built-in bed mite sensor.
- Enzyme treatment on urine.
- A Service Summary for every mattress.
Working together
We schedule around your crew. A common pattern is our visit first, then the crew makes up the room.
Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
