Short answer
Turnover is the best time to reset a facility-owned mattress. Book the visit after move-out and before the room is made up. We clean and sanitize each mattress in place, verify the surface at 212°F or higher with a temperature gun, check moisture before we leave, and leave a Service Summary filed by room. Allow 1–2 hours per mattress, and several rooms can go in one visit.

Key terms used on this page
- Turnover reset:
- A mattress visit between one resident moving out and the next moving in, while the room is empty and the bed is stripped.
- Per-room record:
- Filing each mattress's Service Summary under its room number, so every room has a dated history of mattress upkeep.
- Surface temperature check:
- Our technician reads the mattress surface with a temperature gun right behind the steam head and confirms it is 212°F or higher. The check is recorded on the Service Summary.
Turnover
Mattress reset between residents
- Room empty and bed stripped
- Protector removed, detergent sheets left for washing it
- Enzyme on any urine, then dry vapor steam at 212°F or higher, verified
- Moisture check before we leave
- Service Summary filed by room
Between residents, the room is empty, the bed is stripped and nobody needs to move. That makes turnover the easiest time to reset the mattress.
Where the visit fits
- Move-out. The resident's belongings leave the room.
- Strip the bed. Linens go to laundry. Our technician removes the mattress protector and leaves a one-time supply of special detergent sheets for washing it.
- Mattress visit. HEPA vacuuming with UV-C light, enzyme treatment on any urine, then low-moisture dry vapor steam with the surface verified at 212°F or higher with a temperature gun. A moisture check before we leave.
- Move-in. The room is made up for the next resident, and the Service Summary goes in the room file.
Several rooms at once
If more than one room is turning over, book them together. The first mattress is $199 Fall 2026 special (regularly $249), and each additional mattress in the same visit is priced at our additional-mattress rates. See multi-bed pricing.
Resident-owned mattresses
In assisted living, residents often bring their own furniture. If the mattress belongs to the resident or family, they can book a visit directly, or the facility can arrange it with their OK.
Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
