Keeping per-room records with the Service Summary

By Matthew Brunken · Updated October 27, 2026 · 2 min read · Editorial standards

Short answer

Every mattress we clean gets its own Service Summary: the inspection, the sanitation performed with the surface verified at 212°F or higher by temperature gun, and the technician's confirmation. File it by room and you have a dated history of each mattress, ready when a family or surveyor asks about upkeep.

Key terms used on this page

Per-room record:
Filing each mattress's Service Summary under its room number, so every room has a dated history of mattress upkeep.
Service Summary:
Sleep Sanitation's per-visit service record, called the Service Summary: mattress inspection, sanitation performed (mattress surface verified at 212°F or higher with a temperature gun, glide rate) and technician confirmation. The customer gets a copy.
Surface temperature check:
Our technician reads the mattress surface with a temperature gun right behind the steam head and confirms it is 212°F or higher. The check is recorded on the Service Summary.

Per room

Your mattress record

  • Room number on every summary
  • Inspection findings
  • 212°F verified with a temperature gun
  • Technician signature and time
  • Filed in the room maintenance record

Facilities keep records for nearly everything. The Service Summary gives you one for each mattress.

What each summary records

  1. Mattress inspection: ticking, construction, edge support, settling, stains and odors, bed mite sensor scores, and whether a protector is present.
  2. Sanitation performed: dry vapor steam with the surface verified at 212°F or higher with a temperature gun, the glide rate, and UV-C HEPA vacuuming.
  3. Technician confirmation: signature and time completed.

Filing by room

  • Give us room numbers at booking, and we note them on each summary.
  • File each summary in the room's maintenance record.
  • Over a year on our recommended schedule, each room shows two dated visits plus any turnovers.

When people ask

Families ask how the room was prepared. Surveyors ask about furnishings upkeep. A dated summary per mattress gives you an answer on paper. See what Nebraska rules say about resident beds and bedding.

Sleep Sanitation's view

This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
