Short answer
We recommend cleaning every resident mattress twice a year, plus at every turnover between residents and after any accident. A facility can split its beds into two groups six months apart, so each visit covers half the building. Each visit ends with a Service Summary for every mattress.

Key terms used on this page
- Care interval:
- How often a care step is repeated, such as weekly bedding washes.
- Event-based cleaning:
- Cleaning a mattress because something happened to it, such as an accident, heavy sweating or a move, rather than because a date arrived. A mattress-industry care page advises blotting any damp spot promptly and never soaking the mattress.
- Grouped scheduling:
- An agency sending several clients in the same area so visits run on an efficient route. Qualifies for our agency rate.

- Every resident bed: twice a year
- Group A: spring visit
- Group B: fall visit
- Every turnover between residents
- After any accident that gets past the protector
- File each Service Summary by room
A schedule is easier to keep than a promise to "get to it." Here is the one we recommend.
The schedule
- Twice a year for every resident mattress
- Every turnover, between one resident and the next. See resetting the mattress between residents.
- After any accident that gets past the protector
Splitting the building
For a facility with many beds, split them into two groups. Do group A in spring and group B in fall, or wing by wing. Each bed still gets two visits a year, and no single day takes over the building.

Sleep Sanitation's view
This section is our view. Agencies that group visits by area are route-efficiency partners and get reduced agency rates: request agency rates. We carry a certificate of insurance, available on request, and run background checks under our hiring policy, including a national sex offender registry check. Sleep Sanitation serves Omaha, Lincoln and surrounding towns. Every visit includes dry vapor steam with the mattress surface verified at 212°F or higher with a temperature gun, HEPA vacuuming, UV-C light treatment and a moisture check before we leave. Allow 1–2 hours per mattress. Our technician removes the mattress protector during the visit and leaves a one-time supply of special detergent sheets for washing it. Enzyme treatment is used on urine. Every visit ends with a Service Summary, and a copy can go to the agency with the client's or family's permission. The first mattress is $199 Fall 2026 special (regularly $249); additional mattresses in the same visit are $199 for a king or California king, $179 for a full or queen and $149 for a twin or kids bed. Severe soiling carries a surcharge, disclosed before any work starts. Call or text (402) 512-5658, or email info@sleepsanitation.com.
